Because of our small size, cancellations affect us significantly and we are not able to offer full refunds for canceled or changed reservations, regardless of your reason for cancellation.

If 60 days or more before your confirmed arrival we will refund your deposit less a $150 service charge.

If within 60 days of your arrival, we are not able to refund any amount of your booking unless we are able to re-book your cottage. If we are able to re-book, you will be refunded your reservation cost minus the $150 service charge.

For any stays of 14 days or more, this same cancellation policy applies but with a 90-day notice period rather than 60 days.

We realize that cancellations are almost always beyond your personal control. For this reason, we highly recommend purchasing travel insurance for peace of mind. The Puakea Ranch will be happy to supply your travel insurance company with any needed documentation regarding our policy and your reservation. Our weather is some of the best on the entire island! The average temperature during the day is 82 and sunny with breezy trade winds.

No, but there are ceiling fans in all of the rooms and screens to let in the trade winds. Along the Kohala Coast, it is rare to find air conditioning because the temperature is just so pleasant naturally!

Check-out is at 11 am and check-in is at 3 pm.

The ranch is pretty sleepy (which is part of its charm!) and doesn’t have enough guests to have any sort of restaurant on site. However, all of the cottages have a well-equipped kitchen and we offer a kitchen stocking service for guests who would like to arrive with everything set up. We would also be happy to arrange a private chef for your cottage for any special meals you’d like to have during your stay. For either service, please email our concierge team at least one week before your stay!

Takata Market in Hawi is the closest store about 6 minutes away. So that you have a stocked kitchen from your first day and a relaxing arrival, our team is available to purchase and stock your kitchen with your requested items! Please email our pre-arrival concierge to arrange this service at least a week before your trip! This service is $100 plus the cost of the items.

We can also accept an instacart delivery on your behalf for $25. Or pickup a Target or Safeway curbside order for $50. All of these services must be pre-booked with our team!

Daily Housekeeping is not included in our cottage rates, rather it is done between check-ins and checkouts. Guests may request that their cottage be refreshed during their stay for an additional $40 per visit. This refresh includes: vacuuming, making beds, cleaning bathroom sinks and tub, wiping down of counter tops, rubbish removal, and sweeping of exterior deck space.

Bed linens will be changed on the 6th night of all stays over 8 nights and of course between stays.

Housekeeping visits the Ranch between 10-3pm.

Ala cart cottage bookings (rather than full estate buyouts) are available 8 months out. We release an entire month on the first day of the month. For example, on January 1, all available dates in September will be opened for individual cottage bookings.

Yes! If, for example, there is a two day opening on the calendar for one of the cottages with a three day minimum, our booking site will not allow you to book. But we would still love to have you stay! Contact us with the dates you would like to stay and we can manually facilitate the booking.

If you would like to book just a full buyout with or without a special event, and it is within 8 months of the date, you can do so just by booking all of the cottages through our booking site. If you would like to book a full buyout farther in advance, please contact us for a manual booking!
